Mold Inspection and Testing

Moisture is obviously a common issue in the Pacific Northwest; failure to manage moisture in homes can lead to water damage, insect damage and mold growth. Tim Hance is an IAC2 and InterNachi-certified Professional Mold Inspector, a Board Certified Master Home Inspector, and has personally conducted over 10,000 inspections.

Reasons to Perform Mold Testing:

+ Seller Disclosure indicates past water damage or mold issues.

A Complete Mold Inspection is a comprehensive analysis of the building envelope (interior, exterior and roof), including accessible crawl spaces and attics, looking for signs of water intrusion, mold growth and conditions conducive to mold growth. As a certified Infrared Thermographer, I also employ infrared thermography and a moisture meter to greatly aid the mold inspection which helps identify concealed areas of concern.

Upon completing the building envelope analysis, areas of concern are identified and sampled for mold growth with either air or surface samples. These samples are then sent to the laboratory for analysis.

The Complete Mold Inspection fee includes five (5) samples to be analyzed by the laboratory; two (2) exterior air samples are taken as a comparative baseline, and three (3) interior samples (air or surface) are taken from identified areas of concern. Samples are then express mailed to a laboratory for AI and expert analysis which typically takes 2-3 business days. The final Complete Mold Inspection Report includes all of my findings, recommendations for repair, and is supplemented with the Laboratory’s Mold & Air Quality Report.

**If additional interior samples are desired, there is an additional charge of $50 per sample. If there are more than three (3) identified interior areas of concern, at the time of inspection I will sample and collect from these areas (at no charge) and will then inquire with paying clients to obtain authorization and payment before mailing additional sample(s) into the lab for laboratory analysis.
